What is the difference between BHMA Grade 1 and Grade 2?
BHMA (Builders Hardware Manufacturers Association) grades test deadbolts on cycle count, forced entry resistance, and pick and bump resistance protocols. Grade 1 withstands 250,000 cycles and significant forced entry tests. Grade 2 withstands 150,000 cycles with lower forced entry resistance. Grade 3 is builder-grade: meets basic code but fails most forced entry tests. The cost difference between Grade 3 and Grade 1 hardware is typically $40 to $80. Most Austin new construction ships with Grade 3.
Do you supply the hardware or do I?
Either works. If you supply the hardware, the service rate is $90 for installation on an existing bore hole. If we supply it, we quote the hardware cost on the phone based on your brand preference and door type. We stock Schlage B60N, Kwikset 980, and can source Medeco and Mul-T-Lock with short lead time. How long does deadbolt installation take?
Installing on an existing bore hole takes 20 to 30 minutes. Installing on a door with no bore hole (new construction or bore-free slab door) requires drilling the 2-1/8-inch cylinder bore and 1-inch latch bore, which adds 30 to 45 minutes. Strike plate reinforcement adds 10 to 15 minutes. Most complete installs are done in under 90 minutes.
Can I get a smart deadbolt installed in the same visit?
Yes. August Smart Lock Pro, Schlage Encode, Yale Assure, and Kwikset Halo can all be installed on the same visit as a new deadbolt bore, or retrofitted over an existing deadbolt.
